One of the most common questions homeowners ask before scheduling a professional cleaning is: “How much does carpet cleaning cost?” The truth is that pricing can vary depending on several factors including the size of the home, carpet condition, and the cleaning method used, however typically you can expect a price between $99-$400 for a full home cleaning!

In this guide, we’ll break down typical carpet cleaning prices in the Tulsa area, explain what affects the cost, and help you understand what to expect when hiring a professional carpet cleaning company.
What Affects Carpet Cleaning Prices:
When deciding on a company to use for your carpet cleaning project, sometimes it will come down to price. Understanding why different companies charge different amounts can help you make the most informed decision before deciding on who to hire!
Carpet Cleaning Processes and The Bait & Switch Method
Some companies will advertise a very low price in order to secure the job and get in the door, then all of a sudden when they arrive, the job jumps in cost by 2-3x. At Two Shea's we believe this method is undesirable and often leads to dissatisfied customers. We believe in up front pricing models and explanations so our customers completely understand what we provide and what they are getting.
We use the Two Shea's 11-Step Standard Cleaning Method, this is our proven solution to cover all issues when cleaning a carpet. This all encompassing method of cleaning covers most issues with one standard pricing.

We use this method across the board, and this allows us to give confident pricing on the phone. This is why we are priced at $60 per area, because we include all these steps STANDARD!
While other companies may offer such specials as "Whole Home Cleaning for $99". We know from our experience, it would be impossible to offer an inclusive deep cleaning for this price. We use premium products, industry leading equipment and take the time needed to make sure all the steps are completed!
Pet Stain Treatment & Other Addons:
While our process is considered a deep cleaning method, sometimes customers have different situations where they need extra products or steps to really correct their problems. This is another fault in all inclusive pricing where companies don't list these out or ask on the phone.

Pet Stain/Odor Treatment: We use premium live enzyme products that don't just mask the scent or cover up the problems but actually attack the odor at the source. The enzymes eat the odor causing bacterial molecules, killing the odors instead of masking them. This solution is a one time fix that can typically remove years of issues. Depending on the severity of the pet odor, this can range from $25-$100 per area!

Protection: We also have a protection addon that can make a huge difference in the longevity and maintenance of the carpets! This product bonds to the fibers helping to create a barrier between the carpets and the rest of the world. Not only does it protect long term against wear and tear by keeping the fibers bonded together, it also stops stains and spills from quickly bonding to the fiber which makes removing the spot a lot easier! We charge $25 per area for premium protection which can last 1-2 years depending on traffic and cleaning.
Power Scrubbing: For carpets with heavy wear and lots of staining, we recommend going with a power scrubbing. This addon is deep powerful machine scrubbing that we apply after adding our detergent to the floors, this deep scrubbing helps the detergent to activate even deeper into the carpets and makes removing stains, spots and wear a lot easier. We recommend adding this on if its been a long time since cleaning your carpets, this will help remove soil that's been ground down below the fibers. This service is an additional $50 per area.
What To Look Out For When Making A Decision:
Now that we've shown how we base our typical carpet cleaning jobs, we will go into a short explanation on things to look out for while searching for your carpet cleaning professional. We believe at Two Shea's Restoration, that a well informed customer is a great asset, not only to our business but out in the world itself.
Ask About Process, Cleaning Method, And All Inclusive Pricing:
Some companies will not be upfront with their processes, cleaning method or if their prices are all inclusive or barely scratching the surface. When speaking with any company be sure to ask what all is included with their price, and what methods they are using when cleaning.
VLM Vs. HWE (Steam Cleaning)
A lot of companies today are using a method known as VLM, or Very Low Moisture cleaning. This typically involves using a detergent and a buffer machine to clean floors. Though this method doesn't take as long to finish the cleaning and does leave the floors drier than traditional hot water extraction cleaning (Steam Cleaning). The downside to this method is that it is truly not removing as much soil as possible, often times its only

removing about half the soil, and pushing the other half of the soil below the surface. Because of the lower time requirements, this method is often a bit cheaper than typical steam cleaning.
At Two Shea's we use Hot Water Extraction (Steam Cleaning), This method is often considered the industry leading way of doing things. We believe in this method because we use high powered truck mounted vacuums combined with hot water at 200+ degrees F. This combination allows us to remove all the soil, taking it with us, not pushing it into the floor. We also believe it helps create a more sanitary living condition since we are removing soil, killing bacteria and allergens with heat and ultimately providing a deeper clean. You can find out more information on our Carpet Cleaning Page.
Cleaning Method:
As we stated above, at Two Shea's we use a 11-step standard cleaning process, while some other companies might also use a similar all inclusive process, its important to ask what all is included in their price. A lot of times this is where they are able to cut corners and offer a cheaper up front price, but once you hire them, they arrive and do a quick basic cleaning and are out of your house with a check before you know it. We recommend asking about the full cleaning process up front, so you can get the most value from the company you choose to hire!
All Inclusive Pricing:
If you've made it this far into our article then you probably understand there is a lot of differences between jobs, carpet needs, and the method needed to clean every floor. With all these conditions we don't see how it could be possible to advertise a "Whole Home Cleaning for $99". Without knowing the current conditions of the floors, the actual process and products needed to do the job right, or to know that you are actually providing a full value cleaning for your customer. How could you possibly offer a one size fits all price and process. We do believe in being up-front and transparent about our pricing which is why we list everything out, so that customers can pick what is best for them!
The Bait & Switch Method:

The final point we'd like to make on this section is the dangers of the bait & switch method of securing jobs. We see this quite often in our industry and it hurts our hearts to see customers being taken advantage by such methods. Often times this entails giving a low advertised price either on the phone or on their ads, but when they arrive and total everything up its often comes out 3,4 or even 5 times as much. We think this method is incredibly shady and often leaves the customer confused and upset. Since the contractor is already in the home and ready to do the job, customers often agree and go ahead with the work. We hate to see this and is again why we provide pricing transparency, while our prices might turn some potential customers away, we believe that by being transparent and honest up front, our customers make well informed decisions when hiring us and there is rarely buyers remorse!
Our Conclusion:
We hope this article has helped every customer to make better informed decisions on the companies they decide to hire. While price is often a deciding piece on whether a company gets hired or not, it is very important to know exactly what you are getting for your hard earned dollars. This is why we emphasize our process, methods, products and solutions so that customers can make the most informed buying decision. While we may have not directly answered the question of how much your carpet cleaning project will cost, we hope that we have provided value and information so that you can make the best decision. Even if you don't decide to hire Two Shea's Restoration for your project, we hope this information will help you make the best decision for your home and your family!
